Renovating a bathroom to replace worn-out items, modernize its design, and maximize floor space, can improve a home’s value by 56.2%-70.6% or higher. Generally, bathroom renovations will return a minimum of 50% of the homeowner’s investment costs. How much more than that it improves the home’s value depends on many factors.

The rate of return on a bathroom project depends on the project’s scale and the home’s location. The three key aspects of bathroom renovations that buyers look at are; space, quality of the finishes, and functionality.

The 2020 Cost vs. Value Report for the Pacific Northwest Region offers some insights into the estimated cost of bathroom remodeling projects.

  • Upscale bathroom renovations; these projects seek to achieve a minimum of 100-square feet of bathroom space. They cost $72,000-$90,000 and usually involve high-end features.
  • Midrange bathroom remodels will often target creating a 70-square feet bathroom space from an existing 35-square-foot bathroom. The project will cost around $45,000-60,000.
  • A Universal Design Bathroom Remodel implements an age-friendly design that requires the services of a certified aging-in-place specialist (CAPS) and costs $50,000-70,000.
